4. Outstanding Balances: No outstanding debts to past landlords.
5. Eviction History: No evictions within the last 7 years.
6. Debt-to-Income Ratio: Must be 45% or less. To calculate this, add your minimum monthly debt (as listed on your credit report) to the rent amount, and divide by your gross monthly income.
7. Felony Review: Felony convictions are reviewed on a case-by-case basis.

* A valid government-issued photo ID.

Fees & Deposit:

* Application Fee: $60 per adult.
* Earnest Deposit: A $2,000 earnest deposit is due within 1 day of approval. This must be submitted via cashier’s check or money order. If you proceed with the lease, the earnest deposit will be applied toward your move-in funds.
