Application Requirements:
• Each person over 18 years of age that will be living in the unit must fill out a separate application.
• Non-refundable $52 application fee from each applicant.
Required Documents for All Adult Occupants:
• Government Issued, Photo ID
• Three months of bank statements (most recent, previous three months)
• Three months of pay stubs or other income documentation
Income
• This is an income restricted affordable housing apartment reserved for families that qualify for the “Very Low Income” thresholds set by the CA Department of Housing and Community Development (CADHCD). Household income cannot exceed 50% of the Area Median Income (AMI). The household income limit for 2024 is $48,550 for one person, $55,450 for two people and $62,400 for three people.
• Rent paid directly by the tenant shall not exceed the maximum rent set by CADHCD for Very Low Income families, which is $1,043 per month for a one bedroom unit in 2024.
• Applicants must earn gross income (before taxes) of 2.5x the amount of rent paid directly by the tenant to qualify.
• Applicants in a group can combine their income to meet the required 2.5x income.
• If applicants do not meet income requirements, then one or more co-signors who can meet the co-signer criteria may be used to help qualify.
Credit Score
• Must be above a 650 Credit Score.
• If applicants do not meet the credit requirements or do not have a credit score, then one or more co-signors may be used to help qualify.
Criminal History
• No convictions of felony or conviction for a crime against a person Evictions
• No prior evictions within the last seven years.
