We understand that pets are an important part of your family. In accordance with Colorado rental laws, we welcome pets in our property with the following guidelines: 1. Allowed Pets:      - A maximum of 2 pets are allowed per household.      - Only common household pets, such as dogs and cats, are permitted.      - Exotic animals (e.g., reptiles, birds of prey, etc.) are not allowed unless specifically approved by the landlord. 2. Pet Fees & Deposits:    - A refundable pet deposit of $125 per pet is required, to cover any potential damages caused by the pet(s). This deposit is refundable at the end of the lease, minus any necessary repairs or cleaning related to pet damage.    - Any additional cleaning or repairs related to pets may result in deductions from the pet deposit. 4. Pet Behavior & Control:      - All pets must be well-behaved and not cause any disturbances to neighbors.      - Pets must be kept on a leash when outside of the rental unit/backyard and may not roam the neighborhood unsupervised.      - Pet owners are responsible for cleaning up after their pets immediately, including in the yard and common areas. 5. Noise & Damage:    - Pets must not disturb neighbors, especially in the form of excessive barking or other disruptive behavior.      - Tenants are responsible for any damage caused by their pets to the rental property. 6.
