<p><strong><u>Pet Policy and Breed Restrictions</u></strong></p><p>Landlord permits pets on the property subject to prior written approval and compliance with the terms outlined herein. Certain dog breeds are restricted due to insurance and safety considerations. The following breeds, whether full or mixed, are not permitted on the premises:</p><p>Pit Bull (American Staffordshire Terrier), Rottweiler, Doberman Pinscher, Akita, Chow Chow, Presa Canario, Wolf Hybrid, and any other breed deemed aggressive at the Landlord’s sole discretion.</p><p>Tenant may be disqualified or denied tenancy based on the presence of a restricted breed. Breed determinations will be made based on visual identification and/or documentation provided by a licensed veterinarian.</p><p>A refundable $400 pet security deposit is required for each approved pet. This deposit will be held for the duration of the lease term and will be returned at the end of the lease, provided there are no damages caused by the pet and all pet-related conditions of the lease have been met.</p><p>This restriction does not apply to service animals or emotional support animals as defined by applicable federal or state law. However, verification may be required, and any animal that poses a direct threat to the health or safety of others or causes substantial physical damage may be excluded, even if classified as a service or support animal.</p>
