The IVY / The Viceroy

The Ivy is a sought after residence that provides a sweeping living space that optimizes natural light and comfort, along with an immense fenced backyard surrounded by mature oaks to enjoy.  If your family or pets accompany you, you will be amazed at the space!  The interior style and design exude functionality, comfort, and most importantly privacy.  The large open living area adjoins an updated modern kitchen with a dishwasher, gas grill and stove, along with a full-size refrigerator.  The kitchen includes everything an aspiring chef would need to make a delicious meal with plenty of storage for food items and accessories.  Leading from the kitchen, you will find direct access to the large fenced backyard filled with large mature oaks and magnolias.  The peaceful space allows a quick escape to enjoy the outdoors.

The two large bedrooms continue the trend of amplifying natural light and serenity and are accessible from the main living area by a hallway.  New high count linens are offered to all of our guests.  Large closets with shelving accompany both bedrooms as well as three windows looking peacefully into the yard.  Storage is never a problem for our long term guests with ample space throughout the residence.  Leading from the bedrooms is a new completely refreshed and updated bathroom.  The bathroom is easily accessible from all areas of the residence.

Leading from the bedrooms back to the front of the residence you will find the main living area.  All furniture has recently been updated and offers a refreshed and comfortable setting to enjoy time by yourself or with family and friends.  Excellent WiFi access allows instant streaming to all of your devices and apps including the large flat screen TV. 

Lastly, The Ivy offers a large connected utility closet that provides a vast amount of additional storage.  This is an excellent area to store paddle boards, kayaks, and fishing gear in a secure area.  Inside you will also find the new washer and dryer to take care of all your laundry needs.  You’ve often heard in the real estate community it’s all about Location, Location, Location.  Avoid the tourists, traffic, and chaos and escape to the tranquility and comfort to the sleepy town of Valparaiso that is centrally located in the Emerald Coast.  One block away from the residence allows expansive views of the bay and access to Lincoln Park (beach, playground, boat access, fishing pier).  Additionally, The Ivy is centrally located in a beautiful quiet neighborhood, with picturesque Spanish moss, mature oaks, and towering magnolias begging to be explored.  They all will soon become your oasis!  Tucked three blocks away is the gorgeous Glen Argyle Frisbee golf course, across from Tom’s Bayou.  Lastly, Turkey Creek nature reserve in Niceville is a short walk away.  There you will find a 1.5 mile boardwalk that follows the natural winding path of the Turkey Creek natural spring surrounded by cypress, pine, and oak trees.  The beautiful Reserve allows stress-free kayak and paddle board access to the mouth of the of the Choctawhatchee Bay.

The Ivy allows impeccable access to the main gate of  Eglin Air Force Base, located 1.5 miles away.  Additionally, Hurlburt and Duke Field are a consistent 15 minute commute along routes that avoid the tourist hot spot areas.  For our clients that are in the healthcare field, Fort Walton Beach Hospital medical is a 10 minute commute and Twin Cities hospital located in Niceville is a 5 minute commute.
