Qualifying Standards: Your application will be denied if you do not meet the below standards for qualification:
1. Applicant must have a current photo identification and a valid social security number
2. Applicant's monthly household income must exceed 3 the monthly rent
3. Applicant must receive positive references from previous landlords
4. Applicant must not have any evictions or unpaid judgments from previous landlords
5. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 625
6. A background check will be conducted on all applicants over the age of 18 which must exhibit a pattern of responsibility
7. Applicant must be a non-smoker. Smoking is not allowed inside of the house or around the house.
Tenancy will be granted to the most qualified applicant, based on the above qualifications, and that at our discretion compensating factors such as but not limited to additional security deposit or a co-signer. The application fee of $5 dollars is non-refundable and will be used to cover the landlord's costs to verify the information provided on the application. There is also a $45 fee for a background and credit check. The landlord is not responsible for any consequences that arise from the screening process. The information supplied by the applicant on the application may be used at any time during their tenancy or after their tenancy has ended.
A consumer report will be collected from Transunion and the applicant has the right to request a copy of the report and dispute the accuracy of the report in the event of a denial. If the applicant is approved, a security deposit in the amount of one month's rent must be paid to guarantee their position. The approved applicant has 72 hours to provide the security deposit. If the security deposit is not supplied in the specified time period, the approved applicant will be made aware that the rental will be made available to other applicants.
The applicant will be required to show proof of renter's insurance prior to moving into the unit and keep the renter's insurance for the duration of their tenancy. Applications are submitted to the property manager before approval.
