RENT & SECURITY DEPOSIT INFORMATION:
Monthly Rent is only $1,995.00 for a 12 month lease. 6 month lease may be offered for $2095/month. Tenant pays all utilities regardless of rental term.
The Security Deposit (SD) is typically the same as one month's rent IF an application is approved and credit score(s) of 620 or higher. For slightly lower credit scores and an approved application, the owners will require a double deposit.
Once approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification to secure the home and take it off of the market. Security deposit and first month's rent and fees are required to be paid IN our office via bank certified checks or money orders.

QUALIFICATION REQUIREMENTS:
The owners base acceptance on a combination of credit score, rental history, and total monthly income.
Credit Score: A score of 620 or higher is preferred. Applicants with a slightly lower score may still be accepted, however, the owner will require a double security deposit. We verify no unpaid utility bills are currently showing.
Rental History: We verify that applicants are in good standing with current/previous landlords and that the applicant does not owe any outstanding rent or fees to previous or current landlords. We also ensure there have been no evictions in the last five years.
Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e., 3.5 x $1995.00 = $6,982.50).

APPLICATION & FEES:
Application Fee: $85.00 per person (non-refundable). EACH individual 18 or older is REQUIRED to submit a separate application. Separate email and phone numbers are required per application.
Admin Fee: There is a one-time admin fee of $75.00 (total) that is due upon approval with the first month’s rent.

To secure the rental, an application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval. Approval typically takes between 1-3 business days once all applications are submitted along with all required information (bank statements, ID, income verification, verified residential history, etc). Approval time depends on how long it takes to received all required information and verification.
