Captex Property Management can offer qualified applicants with solid rental history and varying credit scores an opportunity to bypass the security deposit requirement with us by offsetting the monetary risk for the owner and the management company.
Standard Deposit Requirement: Approved Applicants for a rental property will pay a standard security deposit equal to One and a half (1x) the amount of the monthly rental amount.
Security Deposit requirement will be waived with our optional Security Deposit Waiver Program. This lowers the upfront cash requirement to move into a rental property.
Monthly Security Deposit Waiver Fees for Applicants based on credit scores:
Credit scores of 800-850 will require an additional Deposit Waiver fee of 2% of a month rent
Credit scores of 775-799 will require an additional Deposit Waiver fee of 3% of a month rent
Credit scores of 750-774 will require an additional Deposit Waiver fee of 4% of a month rent
Credit scores of 700-749 will require an additional Deposit Waiver fee of 5% of a month rent
Credit scores of 650-699 will require an additional Deposit Waiver fee of 6% of a month rent
Credit scores of 600-649 will require an additional Deposit Waiver fee of 7% of a month rent
Credit scores of 550-599 will require an additional Deposit Waiver fee of 8% of a month rent
Credit scores of 500-549 will require an additional Deposit Waiver fee of 10% of a month rent
Captex Property Management can offer applicants with marginal rental history and/or less than perfect credit scores and opportunity to rent from us by offsetting the monetary risk for the owner and the management company.
Minimum approval requirements are 3x the rent in verifiable income, adequate rental history, and an averaged credit scores between 600 and 850. Risk due to credit challenges can be offset with an additional risk mitigation fee for credit scores between 500-800. Denied Lease Approvals: Multiple Broken Leases or 1 eviction with additional judgement for property damange, or any credit score under 500, (330-499) are declined due to bad credit.
