Criteria & Disclosure

1.  Non-Refundable Application Fee: Each
applicant or co-signed over the age of 18 must pay an application fee and
consent to have a background check done on them. All applicants must provide
current government-issued photo identification at the time of application.

2.   Income Requirement: Applicants must have a
backend debt-to-income ratio of up to 55% of total gross income. Proof of
income may include recent pay stubs, tax returns, or employment verification.

3.  Credit History: A minimum credit score of 600
is required for all applicants. Bankruptcies or evictions may disqualify the
applicant. Applicants with past-due accounts in collections may qualify if they
pay an additional security deposit or have an approved co-signer.

4.  Rental History: Applicants must provide information about their previous two or all housing providers in the last five years. No history of late rent payments,
evictions or lease violations are preferred.

5.  Criminal History: Your application may be rejected if you have been convicted in the last 5 years of any crime against a person or property that would threaten the owners, neighbors, or the rental property. Applicants on probation or parole must provide contact information for their parole officer. Applicants on a publicly available list of offenders who must publish their addresses will be denied.

6.  Occupancy Limits: 1 occupant per bedroom.

7.   Pet: Pets are NO allowed.

8. Smoking, Drugs, and Alcohol: No smoking, alcohol, or drug use allowed.

9. Lease Terms: The lease term is no less than a 3-month lease term, and after month-to-month, it auto-renews at the end of each month. Residents are
responsible for following common manners, etiquette, and house rules when
sharing a home with roommates. If a conflict arises and cannot be resolved,
applicants will be given 30 days to move out.

10.  Security Deposit: A security deposit equivalent to one month's rent is required upon lease signing. The security deposit will be held to cover any damages beyond normal wear and tear. A non-refundable fee to cover the cost of carpet cleaning will be kept.

11.  Utilities: All utilities, including electricity, water, gas, and internet, will be divided equally by each person living in the house.
