All terms and conditions of the Lease shall be covered in the Lease Agreement. Some items include: Responsibilities: We provide house cleaners to clean the house once per month. House is furnished with linens, towels, etc. Tenant must pay for all electricity, gas and any water charges up to $200 per month. We also pay for water (up to $200 per month), wastewater, trash, and internet connectivity (as available with Xfinity and Starlink). Televisions are internet enabled and Tenant may access YouTube, Netflix, Apple TV, and other streaming services through their own accounts. Additionally, Tenant may request cable TV channel service through Xfinity for which Tenant will be required to pay for all additional services, installation and hardware costs. Landlord shall bill Tenant for any utilities that Landlord pays for but that are the responsibility of Tenant. We provide a starter supply of consumables (Shampoo, Conditioners, soaps, detergents, toilet paper, paper towels, etc) at check-in; anything beyond the first stocking is the tenant's responsibility to replenish. No smoking or vaping allowed inside the house. Tenant must take before and after photos and videos of the property as part of the property condition process. Tenant is required to obtain and provide proof of renters' insurance acceptable to the landlord and the landlord's insurance company. Noise Policy: No loud noises between the hours of 10:00 p.m. and 7:00 a.m. Alterations: No alterations or modifications to the property are allowed without written permission from the owner. Access for Repairs and Inspections: The landlord or the landlord's representative(s) can enter the property for reasonable purposes related to the tenancy, such as repairs and inspections, with at least 24 hours' notice, except in emergencies.
