Also, note that the dirt circle in the back was lawn, but the last tenant had a trampoline placed there. Since it is a shady area, we have already purchased a roll of commercial-grade artificial turf and will install it next spring. Therefore, there will be no need for mowing or watering the lawn in the back yard. We are also planning to place more stone mulch to improve the look of the yard as well as minimize the need for weeding.

1 dog only is allowed that is under 75 pounds at maturaty. No other pets. Dog must be well mannered and trained. This includes potty trained, does not bark/yip excessively ( except when strangers approach), dig, chew on household items such as woodwork, blinds, etc., Dog must not be a high energy dog breed such as Husky, Border Collie, etc. unless owner is dedicated to exercise dog according to the dogs energy level. Dog must be vaccinated, Tennant shall pick up poop daily and keep on cleaning dog hair etc. It is required that landlord meets the dog to get an understanding of the dogs demeanor and behavior.
