Criteria:
1. Non-Refundable Application Fee: Each applicant over the age of 18 must pay an application fee and consent to have a background check done. All applicants must provide current government-issued photo identification at the time of application.
2. Income Requirement: Applicants must have a backend debt to income ratio of up to 60% of total gross income. Proof of income may include recent pay stubs, tax returns, or employment verification.
3. Credit History: A minimum credit score of 620 is required for all applicants. Bankruptcies, or evictions may disqualify the applicant. Applicants with past-due accounts in collections may qualify if they pay an additional security deposit or have an approved co-signer.
4. Rental History: Applicants must provide information about their previous two housing providers, or all housing providers in the last five years. No history of late rent payments, evictions, or lease violations is preferred.
5. Criminal History: Your application may be rejected if you have been convicted in the last 5 years of any crime against person or property that would present a threat to the owners or neighbors, or the rental property. Applicants on probation or parole must provide contact information for their parole officer. Applicants on a publicly available list of offenders who are required to publish their address will be denied.
6. Occupancy Limits: 7 occupants total.
7. Renter's Insurance: Applicants are required to get renter’s insurance before occupying the premises.
8. Utilities: $200 flat fee.
