INCOME REQUIREMENT: Total gross income of all applicant(s) must equal or exceed three (3) times the monthly rent. .
EMPLOYMENT VERIFICATION: Applicants must have current verifiable employment of at least six (6) months. Retired or self-employed applicants must provide financial statements that reflect the income requirements set above. Provided financial statements can consist of either tax returns or annual letters from social security, retirement funds, etc.
RENTAL VERIFICATION: Applicants will be automatically denied for the following reasons:
Any outstanding debt(s) to a previous landlord
A breach of a prior lease or a prior eviction
Two (2) or more late payments in the previous six (6) months
PET POLICY: No Pets allowed.
SERVICE ANIMALS: Must have proper documentation and require an additional form with verification.
CREDIT VERIFICATION: A credit report will be completed on all applicants to verify credit ratings. A FICO score of 650 and above meets our credit approval requirements. Applicants may be denied for the following reasons: repossession, foreclosure, tax liens and personal bankruptcy.
CRIMINAL VERIFICATION: A criminal background check will be conducted for each applicant. The application will be denied for the conviction of any misdemeanor within three (3) years or any felony within five (5) years. Applicants that are on a sex offender database will not be accepted.
