Contract Terms:

-The contract is for one year.

-After one year, a month-to-month contract is available. 

-Each adult above the age of 18 is needed to sign a contract. 

Location:

-The condo was built in 2007 and renovated in 2023.  

- It is in a great location near 800 N in Orem in the Italy Villages, across the street from WinCo, just seconds to I-15 and Timpanogos Hospital, and 8 mins to UVU. 

Safety:

-Smoke and carbon monoxide detectors are installed. 

-A Nest thermostat with learning capabilities, Eco settings, and smartphone controls is installed. 

-An automatic locking front doorknob with two access codes is installed. 

Condo Amenities:

- BRAND NEW FLOORING AND PAINT (Just installed in June 2023).

-The kitchen includes an island counter, dishwasher, oven, stove, microwave, garbage disposal, and plenty of cabinet storage space.

-The living room includes a patio with an extra outdoor storage closet.

-The laundry room includes a washer and dryer (free for you to use), plenty of storage space, and the utility closet.

-Both bathrooms have oversized bathtubs, brand new adjustable shower heads, and tile floors. 

-The Master Bedroom has a ceiling fan, a small personal balcony, and a large walk-in closet. It comfortably fits a king-size bed, two dressers, desk, and nightstands. 

-The two smaller rooms both fit a queen-size bed, desk, and dresser. 

Pets and smoking:

-Unfortunately, due to HOA regulations I do not allow pets or smoking of any kind in this unit. 

Parking:

-The unit comes with one reserved covered parking space and one reserved uncovered parking space.

-Visitor parking is available and can be used for a third vehicle.  

-I will provide you with parking passes for up to three vehicles.

-Guests are allowed to park here, as well, with a two-day visitor's pass, obtained from the front desk. 

Clubhouse:

-The Clubhouse includes two pools (one is only 1 ft. deep), a hot tub, pool table, kitchen, lounge area, gym, BBQ area, and theater. 

Monthly and Utility Payments:

-ALL UTILITY PAYMENTS ARE INCLUDED IN THE RENT. This includes water, gas, electric, internet and trash bills.  

-Renters Insurance: Roughly $10 to $15 per month and the responsibility of tenants to get on their own before they move in. 

Security Deposit:

-The security deposit: $1,800. 

-$1,550 of that is refundable at the end of the contract. $250 is non-refundable and will be used for deep cleaning and maintenance services on the unit when you move out.
