5 minutes away from the airport: This is the perfect place for students studying aviation, or for someone who works at the airport, or for someone who travels via the Provo airport often.

11 -15 min from UVU or BYU by car (15-25 min by bike), and a 4 minute walk to a bus stop. Lots of easy-to-find street parking available and not crowded.

Basement Finished in 2023! New countertops and paint, new flooring, new gas oven (w/ air fryer and dehydrator) and microwave and brand new shower tile, etc.

TWO rooms available: One private master bedroom with private bathroom and one private slightly smaller room with a shared bathroom. 

Both rooms are in a DAYLIGHT basement (really a ground floor apartment) surrounded by flowers and raspberries etc nearby, and shaded by a porch. Only one other person living in the unit, for a total of three people. 

Butcher block countertops, wood-look LVP flooring throughout, multi-directional ceiling fans in rooms.

Brand NEW Washer/Dryer in unit. Each bedroom has a closet with a storage shelf.

Monthly Utilities and internet combined typically ranges between $55-65 / month per person depending on usage. This is not a flat rate for utilities, but this would be the approx amount total due on the 1st of every month, unless your utilities use is excessive beyond normal use.

We can give you a virtual tour (over facetime or zoom) without applying on rentler, but the rentler screening / application is REQUIRED before coming to see the place in person. 

Close to Provo river walk and Provo center street exit and downtown hot spots. Also close to farms and horses and cows and Utah lake. Nice safe neighborhood in West Provo. Great views of the East mountains and Timpanogos.

Garden space available if you'd like also for free: a 3x6 raised bed for annual veggies.

There is a Great Pyrenees dog here (lives upstairs with the homeowner, not in this unit). She is super sweet and she is a GREAT guard dog who only barks at strangers. If you have allergies please be aware but she spends most of her time outside.

Looking for CLEAN and easy-going, financially reliable, and kind tenants so the house is an enjoyable place to be for everyone. :)

Separate basement entrance on ground level; other home upstairs - landlord lives in upper portion of the house. Willing to coordinate sharing of the lower patio area and backyard for occasional gatherings etc. as long as contract guidelines are followed with regards to cleanliness, etc. as it's a suburban neighborhood with families around.

 IMPORTANT:

This has been BYU-approved eligible housing before (with an appeal to the BYU housing office), so please be willing to follow (and sign contract to agree to) house guidelines out of consideration for all the people living here, as they are all mainly students at BYU or UVU etc. These guidelines are part of the signed contract.

House guidelines: no drinking alcohol or smoking/vaping on the premises and no significant others staying over night/ in bedrooms, etc. Keep the common areas clean and safe (lock doors etc), and since a lot of people work in the early morning there’s also a noise curfew of like 10:30pm ish. Basically just be a considerate person. 

Contract needs to be signed and initialed plus the deposit and first and last month’s rent need to be paid in order to reserve the listing.

Preference goes to those who can sign a full 6 month lease through June 30, 2025, and who can pay first and last month’s rent plus the utilities estimate on signing the contract, plus the deposit (total to reserve the smaller private room would be $1,498; to reserve the master bedroom would be $1,843, as the rent for that room is $579 per month, with a $565 deposit).

The contract goes through June 30, 2025, then month to month after that. At least a month's notice (ie. at the latest by May 30, 2025) is required if tenant or landlord decides contract will not be continued.
