Close to Provo river walk and Provo center street exit and downtown hot spots. Also close to farms and horses and cows and Utah lake also. Nice safe neighborhood in West Provo. Great views of the East mountains and Mt. Timpanogos. 

5 minute drive to the Provo airport. 11 -15 min from UVU or BYU by car (15-25 min by bike), and a 4 minute walk to a bus stop. 

Garden space available if you'd like also for free: a 3x6 raised bed for annual veggies.

 Lots of easy street parking.

Washer/Dryer in unit. Each bedroom has a closet with a storage shelf. 

Looking for clean and easy-going, financially reliable, and kind tenants so the house is an enjoyable place to be for everyone. :) 

Separate basement entrance on ground level; other home upstairs - landlord lives in upper portion of the house. Willing to coordinate sharing of the lower patio area and backyard for occasional gatherings etc. as long as contract guidelines are followed with regards to cleanliness, noise level etc. as there are families with young children nearby. 

Please be willing to follow (and sign contract to agree to) house guidelines out of consideration for all the people living here. Specifically: no drinking alcohol or smoking on the premises.  Keep the common areas clean and safe (lock doors etc). Basically just be a considerate person.  :)

Preference goes to those who can do a year lease, and who can pay first and last month’s rent and the utilities estimate on signing the contract ($1499+ approx $195/ mth utilities+internet) plus deposit of $1185 (total to reserve the space would be $4,573 down). 

It can be a month to month contract AFTER a year’s lease, with at least TWO month’s notice required of either party before tenant leaves. 

Rentler screening is required before seeing the place in person (virtual tour is okay without it), and definitely required before renting. We will refund the cost of the screening once the background check etc. clears. Also, the rental contract needs to be signed and initialed plus the deposit and first and last month’s rent need to be paid in order to reserve the listing. 

If it’s to be rented by three separate individuals, the rent breakdown would be the following: $445/mth (smaller room) $489/mth (medium room) and $589/mth (master bedroom with private bathroom) plus utilities and internet (typically ranging between $55-65 each / month depending on usage).  

There is a Great Pyrenees dog here that lives upstairs and spends most of her time outside. She is super sweet and she is a GREAT guard dog, but if you have allergies please be aware, though she wouldn’t be in the basement at all. Preempting the question - no other dogs or cats etc allowed- sorry! We have a neighborhood cat who likes our front yard, and we have allergies, so not able to have cats inside.
