Basement Apartment for Rent – $1500/month (ALL utilities included)

2 bedrooms, 1 bathroom (shower), small new kitchen, shared laundry, and a living room

Available: Mid to late April or May 1st

Deposit: $750 (refundable)

Lease: 12 months preferred

Awesome freeway access (I-215), close to Wasatch Blvd, Millcreek Canyon, and Parley’s Canyon for Park City trips.

Rent Info: $1500/month — includes water, sewer, gas, electricity, and internet

Paid via Venmo or Zelle only (no cash)

Rent due on the 1st of each month - $10/day late fee each after the 3rd

$750 deposit refunded after move-out (if no damages beyond normal wear and tear)

Shared Laundry: Washer and dryer are shared with me (the landlord upstairs). I usually do laundry once a week, coordinated by text.

Pets: Not allowed, inquiry available if pet is extremely small and sound-free
Smoking/Drugs: Not allowed
Parking: 1 covered carport spot, Plenty of other off-street parking

House Rules: Keep things clean and tidy, Respectful noise levels — no large parties without permission, use only the back entrance to access the apartment, no subleasing or running a business with people coming/going, no painting or permanent changes without permission, you break it, you fix it (or pay for it), violation of these rules may lead to termination of the lease

Lease & Move-out: one-year lease preferred, if something changes and I (the landlord) need the space, I’ll give a 15-day notice. I reserve the right to ask tenants to leave for whatever reason and anytime with a 15-day notice. You can also move out early with a 30-day notice — but rent is still due during that time Interested?
