To be considered, you must be able to meet the following Criteria:
- 650 Credit Score or Higher
- Monthly Income: $5,500 Net (after taxes)
- Debt to income ratio of 42% or less
- NO felonies, open convictions, bankruptcies or prior evictions

I require the following documents with an application to rent:
- employment contact for verification
- prior landlord contact information for reference
- last 2 pay stubs
- last 2 months of bank statements (all debit, credit and savings accounts)

Must call for Tour, if by chance I am unable to answer your call, leave a detailed voice message or send a Text so that I can get back to you as soon as possible.

If you're simply wondering if the unit is still available - YES! I deactivate listings immediately once a deposit has been received/cleared and a Lease has been signed.

No Application Fee. If you're application & information meets the criteria, $35 is needed to cover the credit/background/identity check.

Must provide a Landlord reference that can be reached by phone.

Rent is due by the 1st of every month, and late by the 2nd with a late fee of $150 to be added to following months rent. Terms are 1 year lease, renewals are in 1 year increments Only.

First month's rent can be prorated from move in time. Deposit to be paid upon lease signing to hold the property, Must pay first months rent in person prior to move-in/receiving keys.

Utilities are to be split between all occupants of the entire premise(currently includes 1 basement tenant). Utilities are usually $70-$120/ea monthly (est. 3 total occupants - hottest and coldest months are the most expensive due to Gas for Heating and Electricity for Cooling). Utilities are paid by landlord and totals are emailed at the end of the month to be added to the upcoming months rent payment:
-Internet (Google Fiber)
-Gas
-Water
-Power
-Sewer
-Garbage

Washer / Dryer units are available just feet from the living room and bedroom! Large fenced yard for well behaved dogs. 2 Available Parking spots: 1 on street & 1 in driveway. Ultimately seeking amicable, responsible persons with maturity and the ability to coexist with housemate (basement tenant). Financial responsibility and stability are absolutely required. Your lifestyle is not an issue as long as you are tidy, honest, law abiding and collaborative. Your guests are accepted, however, no loud parties, but tasteful gatherings are surely welcomed. All other personal conduct should be generally considerate and not intentionally disruptive to the other tenant(s) or neighbors.
