EMPLOYMENT REQUIREMENTS: Employment will be verified. At a minimum, employment history should reflect 6 months with current employer and 6 months with previous employer and must be in good standing with current employer. Self employed applicants must provide a recent CPA prepared financial statement or tax return.
CRIMINAL HISTORY: Your application will be denied if you have been convicted of any type of crime that would be considered a serious threat to the rental property or the other residence and/or neighbors.
RENTAL HISTORY: Applicants must provide tenant rental history from two or more past residences or landlords. Tenant will not be approved if there are any previous evictions, defaults in lease agreements, untimely payments or outstanding balances to previous landlords.
INCOME REQUIREMENTS: All applicants must provide evidence of their source of income, which could include two most recent pay stubs, social security benefits, child support or alimony evidence. Combined income equal approximately three times the amount of the monthly rent? We require two (2) months worth of pay stubs in addition to employment verification from your employer. Self Employed? We do require 2 years of tax returns, and 6 months of bank statements to verify income.
CREDIT HISTORY: We require a minimum 680 (for all applicants, not limited to one) credit score. Freshly Real Estate and its Owners reserve the right to accept applications with less than 680 credit scores but could require extra deposit(s), more rent per month, shorter term leases, or cosigners. Your credit must reflect that all accounts are current and not past due. Applicants may be denied if you have filed a bankruptcy, or if you have any bankruptcies that have not been discharged. You may be denied on any open collections' accounts. Applicants with past-due accounts or accounts in collections still may qualify based on individual basis and owner approval and may need to pay an additional security deposit or have an approved co-signer.
IDENTIFICATION: Government-issued Photo ID for every applicant over the age of 18 must be provided. Freshly Real Estate and its Owners reserve the right to accept individuals who do not have a Social Security Number or Government issued ID on a case-by-case basis. Freshly Real Estate and its Owners could require extra deposit(s), more rent per month, shorter term leases, or cosigners.
OTHER CRITERIA: (1) Do you smoke/vape? We do not rent to individuals who smoke or vape. Neither do we rent to individuals who grow, sell, use, or possess Federal illegal drugs. This includes smoking on the premises. (2) Every tenant must retain Renters Insurance adding the homeowner as an additional insured. (3) Must follow all HOA rules.
