Private room and shared kitchen/living space in Sandy near South Town Mall, tons of shopping and restaurants, trax (10 minute walk to a blue-line station), and fast freeway access from central point in the valley. Next to Sandy city paved running/walking trail. Room has it's own private 3/4 bath (toilet and shower) and closet.

My preferred roommate is similar in age, with no kids or pets. At least moderately social would be ideal so we're not just awkwardly avoiding each other where we both live. No preference in the sex of roommate, I've had a female roommate in the past that is happy to attest to my respectfulness if that is a concern in your search for housing.

No tours will be provided without a submitted application and background check to be more efficient with my time and ensure my own safety and that of my dog. I appreciate your understanding.

All utilities included. There is a wall Mounted Wall Charger available for Teslas in the garage, charging however will be separated from the included utilities, for obvious reasons. This room's renter must park on the street or in guest stalls. Another larger room on the third floor has designated use of the garage. House has multi-gig Google Fiber internet with wifi 6e/wifi 7 capable routers, it's very fast. Each room also has a hard-wired internet option. No piracy or illegal or illicit activity on the internet will be permitted or forgiven.

Shampoo, conditioner and body wash dispenser in this room's shower saves space. Kitchen and living room on 2nd floor is communal, assigned space in pantry, fridge, and cabinets. Third floor has a stacked washer and drier for all residents. I do require a mesh bag be used for small items like socks and bra pads, as I've had to repair my washer twice from small objects getting sucked into the water ejection pipe. Turns out, they really do eat socks.

House is shared with homeowner, his dog, and one other renter. The other two bedrooms are on the 3rd floor, and this room is on the first floor next to the front door and garage.

The HOA in which this home resides has a clubhouse with a gym and swimming pool. There is also additional workout equipment installed in this unit's garage.

Storage in this townhome is minimal, I may be able to accommodate a few boxes in the garage but for the most part it will be expected that outside of allocated pantry/kitchen storage and the rented room is where most of your belongings would be stored.

The No Pets rule is a hard line for the homeowner. His dog is on premises all day every day.  She is very friendly with humans but can have aggressive outbursts with other pets. It'll be a miserable existence for all residents if you attempt to sneak in a service animal or emotional support animal. Just please don't try.

About the Homeowner and your new roommate:
My name is Spencer Simons. I'm a 34 year old single male with an adorable 4 year old Miniature Aussie named Chica. I work from home as a software engineer and administrator in the mortgage industry. I'm currently the HOA President for this neighborhood, but I do my best to leave people alone and not be an overbearing authoritarian. I view rules as mutually beneficial arrangements towards the end goal of peaceful existence and avoid the types of rules that cause people to be divided and confrontational. I'd run my own home similarly, keep it clean and be polite and we'll go far. Everything can be solved with a civil discussion and reasonable compromise.
I have an xbox and playstation, regularly playing Apex Legends or Minecraft with some others intermixed. I juggle, play piano, do magic and cardistry, I vape (am attempting to quit or at least reduce usage), and regularly cook fresh sourdough and roast my own coffee (freely shared with roommates, it's a pretty slick perk if I do say so myself). I have a history of rock climbing and am looking to get back into it, and also ski when the mountains are white. I'm a localist minarchist registered as a libertarian when it comes to politics, if that sort of thing is important to you when looking at roommates. I'm a big fan of quality television and movies and will probably recommend some of my favorites, mostly from AppleTV+ (they're killing it right now, so many good thought provoking shows).
