My newly updated condo has 2 rooms, each with their own bathroom. Larger room with ensuite bathroom: $899/mo. Smaller room with private bathroom: $799/mo. Utilities are flat rate of $75/mo per person (work from home tenants will have an increase in utilities charge). If 1 person wants both rooms, discount of $250/mo is applied. No overnight guests without written permission. Fully furnished along with a few toiletries and cleaning supplies to get you started.
Although there are 3 rooms total, I (the landlord) live in the closed off loft which has a studio apartment and stay up there when I am home. The main entrance, balcony, and laundry are shared by all 3, but you will rarely see the landlord. I treat the entire downstairs area as your apartment and don't get involved unless I absolutely need to so you have the entire downstairs shared with the other tenant. 1 person per room as per HOA and zoning laws. Discount for 1 person renting both rooms.

Deposit and first month's rent secures the room as long as background and credit checks come back clean. Phone call required prior to viewing the property to save both of us time.
