Upon move in, we will fill out a "Move-in / Move-out" sheet. You'll have the opportunity to highlight any existing damage, the state of cleanliness, etc. Upon move out, we will again review this sheet for any difference between when you moved in and out. If everything is in good order, then you will get your full deposit back minus $200, which will be used to cover carpet cleaning and minor touch ups. Most tenants do not get their full deposit back, but most have received at least 85% back based on damage. Those that have received the least back are those that have caused me to replace carpets with damage/stains beyond normal wear and tear.
