Landlord description and experience: I work for a rental management company, plus self-manage a few rental properties that I own including this one. I treat my tenants very well - references from current and previous tenants available upon request. I accomplish most repairs and upgrades by myself and typically in less than 1 day, but I won't hesitate to call a professional when necessary.

-  There are no other fees and your security deposits will be returned in their entirety if you don't violate the lease and you leave the property as you found it (normal wear and tear allowed).

- There must be a single primary tenant responsible for all
communications with the landlord and making a single rent payment every month.

- Tenants must adhere to all HOA regulations (which are pretty standard) including no smoking inside units, parking only in designated areas, pet policies, noise restrictions, etc. Tenants must also adhere to all local ordinances.
- Tenants must maintain the property, which includes: the landscaping in back yard, regular cleaning, and regularly changing the furnace filter. 

RENTAL REQUIREMENTS

- Tenants must earn 3x rent amount as a household.
- At least one tenant or co-signer must have minimum of 620+ FICO credit score (no bankruptcies or open collections).
- All adult tenants must provide a verifiable 5-year residential history.
- No tenants allowed with unresolved criminal history or felony convictions.
- No tenants allowed with bankruptcy or evictions in the last 5 years.
- Exceptions to some of the above may be considered, and may require additional security deposits.
