- There must be a single primary tenant responsible for all
communications with the landlord and making a single rent payment every month.
- Tenants must adhere to all HOA regulations (which are pretty standard) including no smoking inside units, parking only in designated areas, pet policies, noise restrictions, etc. Tenants must also adhere to all local ordinances.
- Tenants must maintain the property, which includes: the landscaping in back yard, regular cleaning, and regularly changing the furnace filter.
RENTAL REQUIREMENTS
- Tenants must earn 3x rent amount as a household.
- At least one tenant or co-signer must have minimum of 620+ FICO credit score (no bankruptcies or open collections).
- All adult tenants must provide a verifiable 5-year residential history.
- No tenants allowed with unresolved criminal history or felony convictions.
- No tenants allowed with bankruptcy or evictions in the last 5 years.
- Exceptions to some of the above may be considered, and may require additional security deposits.
