<p>As a condition of Landlord permitting an animal on the premises, the Lessee(s) agrees as follows:</p><p>1.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; The animal shall not disturb the quiet enjoyment of other residents.</p><p>2.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Any animal waste will be promptly and sanitarily disposed of by the Lessee(s).</p><p>3.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; It is expressly understood that the animal shall always be accompanied by the Lessee(s), or a responsible designee, when the animal is outside of the apartment and in the common areas.</p><p>The Lessee(s) shall always have physical control of the animal when it is outside of the apartment and in the common areas.</p><p>4.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Lessee(s) shall indemnify and hold the Lessor harmless from any costs, claims, damages, expenses, or attorney’s fees arising directly or indirectly, including consequential damages, as a result of any animals being on the leased premises or common areas.</p><p>6.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Lessee(s) agrees not to permit animal to damage the apartment including but not limited to scratching at doors, urinating and defecating on carpeting or flooring.&nbsp; Lessee agrees to take full responsibility for any damages to the property caused by animal.&nbsp; Upon vacating the apartment, all physical evidence of the pet shall be removed, the apartment fully cleaned, deodorized, rugs shampooed, and fleas or other pet-related bugs exterminated at Lessee’s expense.</p><p>7.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Caged&nbsp; or&nbsp; Aquarium&nbsp; pets,&nbsp; such&nbsp; a s&nbsp; rodents,&nbsp; reptiles,&nbsp;&nbsp; and&nbsp;&nbsp; fish,&nbsp;&nbsp; do&nbsp;&nbsp; not&nbsp;&nbsp; normally&nbsp;&nbsp; require&nbsp;&nbsp; a&nbsp;&nbsp; pet&nbsp;&nbsp; deposit&nbsp;&nbsp; provided&nbsp;&nbsp; they&nbsp;&nbsp; are not&nbsp; allowed&nbsp; to&nbsp; roam&nbsp; the&nbsp; property.&nbsp; They&nbsp; must&nbsp; however&nbsp;&nbsp; be&nbsp;&nbsp; reported&nbsp;&nbsp; to&nbsp;&nbsp; Landlord&nbsp;&nbsp; before&nbsp;&nbsp; or&nbsp;&nbsp; within&nbsp;&nbsp; 1&nbsp;&nbsp; week&nbsp;&nbsp; of obtaining.&nbsp; No&nbsp; water&nbsp; filled&nbsp; aquariums&nbsp; larger&nbsp; than&nbsp;&nbsp; 20&nbsp;&nbsp; gallons&nbsp;&nbsp; are&nbsp;&nbsp; allowed&nbsp;&nbsp; without&nbsp;&nbsp; prior&nbsp;&nbsp; written&nbsp;&nbsp; approval&nbsp;&nbsp; and possible&nbsp;&nbsp; extra&nbsp;&nbsp; deposit. 11. If&nbsp;&nbsp; a&nbsp;&nbsp; pet&nbsp;&nbsp; deceased,&nbsp; Tenant&nbsp;&nbsp; may&nbsp;&nbsp; not&nbsp;&nbsp; replace&nbsp;&nbsp; the&nbsp; pet&nbsp; without&nbsp; prior&nbsp; written&nbsp; permission.</p><p>8.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Violation of any of the above conditions shall be grounds for termination of the lease.&nbsp; Lessee(s) can avoid termination of the lease by removal of the animal from the premises, and otherwise comply with section 6 above.</p>
