Small Dogs Allowed, Cats Allowed

<p>In consideration of the additional fees and deposits provided for herein, Owner/Agent(s) permits the resident(s) to maintain the above-described animal(s) on the premises, provided resident(s) complies with the following terms and conditions:<br>1. Resident(s) always maintain control of the pet(s), including prevention of noise, vibration, scratching, or other nuisance or disturbance.<br>2. Any injury caused by or attributed to resident(s)’ pet(s) shall be basis to terminate this agreement and demand resident(s) remove the pet(s) from the property.<br>3. Resident(s) shall pay immediately for any damage done by said animal(s) to any property or person.<br>4. No pets are allowed freedom of movement on or about the property unless controlled by leash, other restraint maintained by resident(s), or appropriately supervised by resident(s). Pet(s) shall be kept, maintained, and licensed in accordance with the regulations of the Humane Society and the local regulatory agencies.<br>5. Resident(s) is to remove all waste and repair any damage caused by the pet(s), including damage or destruction of the property.</p><p>6. Pets will not be allowed to dig, defoliate, deface, or in any manner disturb any part of the property including, but not limited to, plant beds, lawns, flowers, beauty bark areas, curbs, sidewalks, driveways, etc.<br>7. Resident(s) agrees to be responsible for all charges incurred by landlord, other residents, or the ownership for repairs or maintenance necessitated by the presence of the pet(s), including, but not limited to, additional cleaning and deodorizing of carpets, painting, etc.<br>8. Landlord may cancel this agreement in accordance with applicable laws, and/or demand that resident(s) remove the pet(s) for no cause solely at the landlord’s discretion.<br>9. Resident(s) shall pay additional rent in the amount specified above monthly as consideration for landlord allowing resident(s) to maintain the above-described pet(s). In addition, the resident(s) shall increase his/her Faithful Performance Deposit by an amount as specified above. No part of the Faithful Performance Deposit shall be refunded prior to the resident(s)’ vacating the premises.<br>10. Resident(s) indemnifies and saves Landlord harmless from all claims which may be made against Landlord by actions caused by said pet(s).</p>
