This 3 BR/2 Ba House may be just what you are looking for!  Have a new home just in time for Christmas!  This space would serve a family well for a number of situations.  We are seeking to rent the main and upper apartments to the right family as one unit. 

Since this has been designed to be separate apartments, all utilities are paid by the landlord and a monthly $300 utility fee would be added to the rent, for a total of $1800 per month. This utility fee would cover the following: Electric, Gas, Water, Sewer, Garbage, Recycling and High-Speed Internet with Reedsburg Utility Commission.

Main level has: one bedroom, large bathroom with double sink, full-size kitchen, dining area, living room and laundry which walks out to a large deck.  Hook ups only-Tenant needs to provide own washer and dryer.

Upper level has: 2 bedrooms (one with a large walk-in closet), full bath, small kitchen area, and sitting/living room area.  Upper level also has access to a back deck.

Garage is NOT included but there are 2 off-street parking places.

Tenant would take care of mowing.  Landlord provides snow removal.  Tenant would need to do some shoveling around their own car. 

**There is a separate tenant in the basement apartment so there is NO basement access**   This rental is for the main floor and upper levels only.

Minimum Qualification Standards:

Any Occupant 18 years or older must apply separately. Applications will be denied if applicant does not meet the following standards for Qualification:

Applicant must have current photo Identification and a valid SS #.

Minimum household Income must exceed 3x the rent.

All income must be from verifiable sources.  Unverifiable income will not be considered.

Applicant must receive positive references from all previous landlords for the previous 5 years. 

Applicant may not have any prior evictions or eviction filings or unpaid judgments from previous landlords. 

Applicant must exhibit a responsible financial life evidenced by a credit score of 600 or higher.

Applicant must pay for a Screening which includes A background check will be conducted on all applicants over 18 which evidences a pattern of responsible and civil behavior.

Occupancy limit for this unit is limited to 2 persons per bedroom.

Tenancy will be granted to the most qualified applicant based on our qualification standards and that at our discretion compensating factors such as an additional security deposit or co-signer may be required for qualification if the applicant or applicants fall short of meeting any of the qualification requirements.
